PropYaar Editorial Updated 2026-05-08 10 min read

Stamp duty and registration charges are a meaningful share of any property purchase — typically 6–7% of the consideration value in Andhra Pradesh. Mis-calculating these costs is one of the most common reasons buyers get surprised at registration.

This guide explains the current AP rates, how to use the IGRS portal to compute charges, where the buyer pays vs the seller, and the practical process at the Sub-Registrar Office (SRO).

In this guide

  1. Current AP rates
  2. Worked examples by city
  3. How to compute on the IGRS portal
  4. Discounts and exemptions
  5. What to bring to the SRO

Current rates in Andhra Pradesh (FY 2025–26)

Stamp duty in Andhra Pradesh is 5% of the higher of consideration value or sub-registrar (SRO) market value. Registration fees add 1%, and a transfer duty of 1.5% applies in municipal limits, taking the total to 7.5% in most urban areas.

Rural properties typically attract a transfer duty of 0.5% instead of 1.5%, reducing the all-in cost to around 6.5%. Always confirm the applicable rate against the latest IGRS notification before registering.

  • Stamp duty: 5%
  • Registration: 1%
  • Transfer duty (urban): 1.5%
  • Transfer duty (rural): 0.5%
  • Effective total: 6.5%–7.5%

Worked examples by city

For a ₹50 Lakh apartment in Visakhapatnam (urban), expect ₹2.5 L stamp duty + ₹50 K registration + ₹75 K transfer duty = ₹3.75 Lakh total (7.5%).

For the same ₹50 L property in a rural Guntur location, the all-in cost drops to ₹3.25 L (6.5%) due to the lower transfer duty. Use the IGRS portal to confirm the SRO market value, which can override the consideration if higher.

  • ₹50 L apartment (Vizag urban): ₹3.75 L total
  • ₹50 L flat (Vijayawada urban): ₹3.75 L total
  • ₹50 L plot (Guntur rural): ₹3.25 L total
  • ₹1 Cr villa (Tirupati urban): ₹7.50 L total

Using the IGRS portal

The Andhra Pradesh IGRS (Integrated Grievance Redressal System) portal lets you compute the SRO value and the exact stamp duty payable for any property. Enter the district, mandal, village, survey number and document type to retrieve the applicable market rate.

If the consideration on the sale agreement is lower than the SRO market value, stamp duty is calculated on the higher SRO value. Always check this before signing the agreement to avoid surprise additions.

Discounts and exemptions

AP currently offers stamp duty concessions for women buyers (1% rebate in some categories), gift deeds within blood relatives (lower flat rate of 1%), and certain economically weaker section schemes. Verify eligibility on the latest IGRS circular before relying on a discount.

  • Women buyers: up to 1% rebate (verify scheme)
  • Gift to blood relatives: 1% flat
  • EWS / specific scheme buyers: case-by-case

Documents to bring to the SRO

Plan to spend 1–2 hours at the Sub-Registrar Office for the actual registration. Pre-book a slot on the IGRS portal. Carry: original sale deed, encumbrance certificate, ID and address proof for both parties, two witnesses with ID, PAN card, latest property tax receipt, and the e-stamped paper or e-challan for the duty paid.

Frequently asked questions

Is stamp duty refundable in Andhra Pradesh?

Yes — if the registration is cancelled, partial refunds are available within 6 months. The refund process requires application through the IGRS portal with supporting documents.

Can stamp duty be paid in instalments?

No. Stamp duty must be paid in full before document presentation at the SRO. E-challan and e-stamp options are both accepted.

What is the difference between SRO value and market value?

SRO value is the government-notified rate per sqyd or sqft for that location. Market value is what you actually pay. Stamp duty applies on whichever is higher — most urban Andhra Pradesh transactions are at or above SRO value.
