Neopolis layout, Kokapet — 29 November 2025

Hyderabad Metropolitan Development Authority

City TrendsNovember 2025
₹151 Crper acre

HMDA Neopolis set a new Kokapet land floor at ₹151.25 crore an acre

A 4.03-acre plot inside HMDA's Neopolis layout sold at ₹151.25 crore per acre on 29 November 2025. Neighbouring plots 17 and 18 cleared at ₹136.5–₹137.25 crore an acre against a ₹99 crore reserve — roughly 87% above the 2023 cycle (~₹73 crore/acre). New residential launches in Kokapet now price off that land print. This is a public auction result, not a PropYaar customer story.

“Compared with about ₹73 crore per acre in 2023, that is roughly an 87 percent jump.”

Monetary Policy Committee

62nd meeting, 3–5 August 2026 — Governor Sanjay Malhotra

Reserve Bank of India

PolicyAugust 2026
5.25%repo rate

62nd MPC: four straight pauses at 5.25% — what that means for EMIs

The MPC voted to keep the policy repo rate at 5.25% and retain a neutral stance — the fourth consecutive pause of 2026 after 125 bps of cuts in 2025. SDF 5.00%, MSF / Bank Rate 5.50%. FY27 growth was raised to 6.7% (from 6.6% in June) and CPI to 5.0% (from 5.1%). Floating-rate home loans reset off each bank's external benchmark, not the repo itself, so this is a pause in the policy rate — not a guarantee your EMI is frozen.

“A change in stance would depend on the growth-inflation dynamics.”

Knight Frank: Hyderabad residential +13% YoY, premium-heavy

Knight Frank's India residential research, as cited in 2026 Hyderabad commentary, puts citywide capital-value growth at about +13% year-on-year — second only to NCR (~23%). The basket is registration-weighted: above-₹1-crore deals rose even as overall volumes cooled. Micro-markets do not move as one — Gachibowli is quoted in a tighter +7–9% band while Kokapet asking rates sit well above registered prints. Treat +13% as a city signal, not a project IRR.

Urban sale-deed levy, 2026

Registration & Stamps Department, Telangana

PolicyJune 2026
~6%urban all-in

A Hyderabad sale deed still costs about 6% of chargeable value

On a GHMC / municipal sale the department collects 4% stamp duty + 1.5% transfer duty + 0.5% registration fee on the higher of the agreement value or the government guidance value — about 6% all-in. Rural gram-panchayat sales are commonly cited at ~7.5%. There is no women's concession. Slots and e-stamping are on registration.telangana.gov.in. Under-declaring consideration to cut duty is illegal and inflates capital gains when you sell.
